
Our Fees
What you can expect to pay
12% of the rent for Comprehensive Property Care or
9% of the rent for Rent Collection
£200 Tenancy Set-up fee - this includes Tenant Referencing, Right-to-Rent checks, Landlord Sanction checks, and Tenancy Preparation.
3.2% for Rent and Legal cover - taken upfront for the year applicable for rents up to £3750 per calendar month.
Inventory - Price depending on the number of rooms and whether the property is furnished or unfurnished.

Landlord Fees
At Payinless Property, we believe in transparency. We never charge hidden fees, and all charges listed below comply with current legislation as per the guidelines from the Property Redress Scheme.
Permitted Charges Under the Tenant Fees Act 2019
Holding Deposit
A refundable holding deposit to reserve a property:
✔ Up to one week’s rentTenancy Deposit
✔ Up to 5 weeks’ rent where the annual rent is under £50,000
✔ Up to 6 weeks’ rent where the annual rent is between £50,000 and £100,000
Tenant Fees
Changes to a Tenancy (e.g. change of sharer, permission requests)
✔ £50 per change, or higher if we can demonstrate reasonable costs
Early Termination (at Tenant’s Request)
✔ You may be liable for the landlord’s reasonable costs (e.g. rent until a replacement tenant is found, re-advertising, referencing)
Default Charges
✔ Lost Keys/Security Devices:Standard key: £3–£10
Specialist key: £5–£20
Fob: up to £50 (with evidence)
We do not charge any additional fees to tenants outside of the permitted charges above.
