Most landlords focus on finding a good tenant. Fewer think about how to keep one.
If you live overseas, this becomes even more important. A stable tenant means fewer voids, fewer surprises, and less stress.
Over the years, I’ve noticed that good tenants don’t stay by accident. There are usually a few consistent reasons behind it. Here are five that come up time and time again.
1. Clear and consistent communication
Tenants don’t expect constant updates, but they do expect to feel heard. If something is reported, they want to know it’s being dealt with. If there’s a delay, they want to understand why. When communication is unclear or slow, frustration builds. And once that happens, tenants start looking elsewhere.
Simple, clear communication, handled properly, goes a long way.
2. Repairs are handled properly
It’s not about fixing everything instantly. It’s about how the situation is managed from start to finish.
When a repair is handled well, the tenant feels reassured. When it’s delayed, unclear, or poorly executed, confidence starts to drop. Over time, that loss of confidence is what pushes good tenants to leave.
From abroad, this becomes even more important. You’re relying on someone else not just to arrange the work, but to manage the process around it properly.
3. Regular, sensible inspections
Inspections are often misunderstood. At Payinless, we call them Property Care Visits. They’re not about catching tenants out. They’re about keeping the property in good condition and picking up issues early. When handled properly, they also help build a better relationship with the tenant. It shows that the property is being looked after and that standards matter. That combination is what helps sustain long term tenancies.
A clear inventory at the start also supports this process. It sets expectations early and avoids confusion later, especially at the end of the tenancy.
4. Fair and realistic rent increases
Rent increases are part of the process, but how they’re handled makes a big difference. If they feel sudden or disconnected from the market, tenants become unsettled. If they’re handled properly, with clear reasoning and in line with market conditions, most good tenants are willing to stay. They value stability and they value being treated fairly. This is something many landlords get wrong, often without realising it.
A well-handled rent review doesn’t just protect income, it protects the relationship as well.
5. Safety and compliance are taken seriously
When a property is clearly maintained, safety checks are up to date, and everything feels in order, tenants relax. When it doesn’t, they start to question what else might be missing.
For overseas landlords, this is critical. You’re not there to check things yourself, so the systems behind the tenancy need to be reliable.
UK regulations do change, and staying on top of them from abroad isn’t always straightforward. What matters is having a process in place so nothing important is missed.
Closing
Good tenants don’t just stay because the property is nice. They stay because things are handled properly.
Issues are dealt with. Communication is clear. Nothing feels uncertain.
If you live overseas, keeping a good tenant is one of the simplest ways to protect your income and reduce stress and that usually comes down to how the property is managed day to day.
There are other factors to consider as well, especially around tax and structure when living abroad, but getting the day-to-day management right is where most of the difference is made.
